We initially spoke with you over the phone to discuss the details of your planning application. Following this, we will produce the necessary drawings and submit them to the council, managing all correspondence with the local authorities on your behalf.
Once the initial designs are approved, we proceed with the development of the structural engineers' working drawings, ensuring that every aspect of your project is meticulously planned and executed.

When you’re ready to proceed with your project, we’ll send you an online instruction form. Following its completion, we will arrange a site visit to familiarise ourselves with the property and take accurate measurements.
Before the visit, we’ll provide you with a design questionnaire to help us understand your project priorities and preferences. Additionally, we recommend sending us any photographs that reflect your design tastes, as this will give us a clearer idea of your vision.
We excel at navigating the planning process, boasting a high success rate for approvals. Initially, we assess the proposed approach, identifying potential risks and conducting the necessary checks.
Next, we meticulously prepare all required application documentation, including drawings and planning statements, for submission to the local planning authority. Throughout this process, we act as your representative, ensuring smooth coordination with the local council.
We maintain regular communication with planning officers to discuss proposals and address any issues that arise. To safeguard your project, we offer ‘planning protection,’ which includes a complimentary resubmission for any essential new applications, such as householder and full applications.

We specialise in translating concepts into detailed building regulation drawings that comply with building control standards. Our plans include specific sections on build-up and abutments, addressing construction issues, and offering cost-effective solutions. This provides clarity for builders and instills confidence to proceed with the project.
In our role as your lead consultant, we collaborate with additional specialists, such as structural engineers, party wall surveyors, and building control officers, to secure all necessary permissions while mitigating construction risks and challenges.
We place a strong emphasis on timely and effective communication throughout the process.
We understand that commencing a construction project can be daunting. To support you through the build phase, we offer a flexible, light-touch project management assistance service tailored for smaller projects to ensure a successful outcome.
As part of our pre-commencement support, we provide your builder with essential information, including locations for your electrician’s lighting and sockets/switches, door and window schedules for quoting, external material palettes for finishes, recommended manufacturers and suppliers for doors and windows, and a choice between a JCT Domestic Works Contract template and a RIBA template to be completed with your contractor.
We also offer tender letter and review services, providing basic feedback on received quotes and advice on health and safety compliance for the contractor.
During the on-site phase, we represent you by promptly addressing any issues that arise. For key project milestones, such as the pouring of foundations, we visit the site to provide progress updates, report against milestones, and offer advice on decisions that need to be made during the build phase.
Should your builder require further assistance, we can supply additional drawing details as needed.
